How we price a new roof
Every price range on our Florida county, city, service, and home pages comes from the same estimate. This page explains what goes into it and what it leaves out.
Blue Sky's standard price per square
Roofers price by the square: 100 square feet of roof surface. Blue Sky sets a standard installed price per square for each roofing material, for a standard job: a one-story home with a walkable pitch, one layer of old roofing torn off, and the permit and disposal included. The current prices were set in October 2026, and every page names that month.
| Material | Homes | Commercial buildings |
|---|---|---|
| Shingle | $500Most jobs $420–$590 | $650Most jobs $550–$770 |
| Metal | $1,200Most jobs $1,010–$1,420 | $1,560Most jobs $1,320–$1,850 |
| Tile | $1,200Most jobs $1,000–$1,440 | $1,560Most jobs $1,300–$1,880 |
| Flat / low-slope | $600Most jobs $500–$720 | $1,000Most jobs $810–$1,230 |
| Composite | $2,000Most jobs $1,620–$2,470 | $2,600Most jobs $2,110–$3,210 |
A range covers the middle 60% of jobs like it. The large figure on a price card is the typical price; some jobs cost less than the range and some cost more.
Roof size
A county, city, or service page prices the median single-family home in that area, using the living area recorded on the Florida Department of Revenue tax roll. When the roll has no median for an area, the page prices a single-story home with 1,800 sq ft of living area.
To turn living area into roof squares, we assume one story and a standard pitch, and add 400 sq ft for an attached garage plus the roof overhangs. The tax roll doesn't record stories or garage size, so the size can be off by about 20% either way, and the range is wider to allow for that.
For example, a single-story 1,800 sq ft home has about 26 roof squares, so a shingle roof replacement on it runs about $10,200–$16,800.
A home's own page sizes the roof from that home's living area until the team measures the roof, and an inspection narrows its range.
The High-Velocity Hurricane Zone
Broward and Miami-Dade counties are in the High-Velocity Hurricane Zone (HVHZ), where roofing products need HVHZ approval and stricter installation rules apply. Prices there include a 20% adder for every material.
Local jobs
Once Blue Sky has sold jobs in a county, city, or ZIP code, their prices pull that area's ranges toward what local jobs actually cost. A few jobs move a range a little; dozens take it over. Recent jobs count for more than older ones.
A page says how many local jobs it uses only when there are at least 5, so no single customer's price can be worked out. With fewer, the page gives no count, and those jobs move the range only a little. Commercial jobs never change home prices, and home jobs never change commercial rates.
Commercial roofs
Commercial rates are shown per square, because commercial buildings vary too much in size for a typical total. Flat / low-slope commercial roofs have their own standard price. Other commercial roofs start from the home price plus 30%.
What's priced per project
Prices for roof repair depend on what an inspection finds, so we don't publish ranges for them. The same goes for any roofing material without a standard price.
Where Blue Sky doesn't work
Blue Sky crews work in Pinellas, Hillsborough, Pasco, Manatee, and Sarasota counties. Pages for other counties show Blue Sky's prices for comparison. If you ask for help there, we'll refer you to a licensed roofer who works in the area, and that roofer sets their own price.
Your price
A range is a starting point, not a quote. The pitch, the number of stories, how many layers of old roofing come off, and any deck repairs or code upgrades found during tear-off all change the price. In the counties Blue Sky serves, an inspection ends with a written estimate for your roof.
